Our Process

At Airsafe, we help businesses at every stage of an asbestos removal project. We carry out the initial survey, monitor air quality during removal, inspect and certify the site before work recommences, and advise on any unexpected finds along the way - all with the rapid response, helpful attitude and deep expertise that builders and contractors keep coming back for.

One thing we don't do is the removal itself - and that's deliberate. As an independent consultancy, we're not the ones holding the removal contract, so there's no conflict of interest in our air monitoring and clearance results.

Since 1988, Airsafe has guided hundreds of asbestos projects across Sydney, NSW and Australia - from single rooms to major commercial developments.

Here’s what a typical project looks like:

1. Survey

A developer is building a new headquarters in the Sydney CBD, and the 1950s office building on the site has to be demolished first. Because of the building’s age, an asbestos materials survey is required under the NSW Work Health and Safety Regulation – and it’s been left off the project plan, with the program already under pressure.

Airsafe’s quick turnaround means we can have an expert on site that day. During the survey we find some suspect material and take a sample for laboratory testing. It comes back positive for asbestos, which will need to be removed and disposed of properly. We recommend a reliable licensed asbestos removal contractor, and take on the air monitoring for the removal.

2. Monitor

We work closely with the removal contractor, monitoring air quality throughout the job. Because we know what we’re doing and we work well with the contractor, the whole thing runs smoothly: the asbestos is removed and disposed of safely, and nobody’s health is put at risk.

Before construction can start, there’s one more step – the site has to be inspected and certified clear of asbestos. That’s another part of the job we’re qualified to handle.

3. Inspect and clear

An Airsafe consultant carries out a thorough visual inspection of all the work areas, confirms the removal is complete and that no dust or debris remains, and issues a legally recognised clearance certificate. Work recommences. The client has met its obligations and kept its people and contractors safe – without blowing out the program or the budget.

The point of doing it this way

Because Airsafe surveys, monitors and clears – but doesn’t remove – you get an independent set of eyes on the job from start to finish. The survey tells you what’s there, the monitoring confirms it’s being controlled, and the clearance certificate proves it’s been dealt with properly. And because we don’t hold the removal contract, none of those results are coloured by who did the work.

4.9 stars from over 640 Google reviews and counting, from builders, contractors and developers across Australia.

“We recently appointed Airsafe to undertake air monitoring and reporting at a brownfield development site during the demolition stage. Their proactive, professional and cost and time-efficient approach and implementation were excellent.”– Carl O. Peterson, December 2021

“I use Airsafe on a regular basis for commercial construction. Liam Matthews and the Airsafe team always get the job done professionally, safely, and in a prompt manner as required. If only I could give more stars.”– Jordan Kissane, September 2021

“AIRSAFE has become our go-to company for all air monitoring needs. Working for a large paint company, we’ve found their service not only exceptional but also backed by valuable advice. They are consistently reliable, flexible, and a pleasure to work with. These qualities made it an easy decision to choose them as our preferred supplier.”– Nik Pappas, November 2025

FAQs

  • No – and that’s by design. We’re an independent consultancy: we survey, monitor air quality during removal, and issue the clearance certificate, but the removal itself is done by a licensed asbestos removal contractor. We can recommend a reliable one, or work alongside the contractor you’ve already engaged. Because we don’t hold the removal contract, our monitoring and clearance results are genuinely independent.

  • Typically before renovation or demolition of an older building, and whenever you need to know what asbestos-containing materials are present before work starts. Under the NSW Work Health and Safety Regulation, certain buildings require a survey before that kind of work. If you’re not sure, call us on 1300 888 338 and we’ll point you the right way.

  • An independent licensed asbestos assessor (for friable, Class A work) or a competent person (for non-friable work). Airsafe holds the licences to do this, and because we’re independent of the removalist, our clearance carries real weight. See our Asbestos Clearance Inspections page for the detail.
